PAG-IBIG LOANS

Here at ServeQuest we try to give the best payment options to clients who would like to invest by buying a condo unit at Gilmore Tower.

We try to give flexible and affordable payment scheme, one of these is thru Pag-Ibig.

Let's take a look at Pag--big Payment schemes for 1BR and 2BR middle units.

A 1BR unit would pay-out this way:
20% Down Payment: P513,000.00
Reservation Fee: P 20,000.00
Net Down Payment: P493,000.00 payable in 36 months at P13,694.44

80% Balance: P2,052,000.00 upon turn-over of unit.
Amortized thru Pag-ibig at 11.5% for a period of choice from 1yr to 30 yrs, or
Lower the loan amount to P2,000,000 to avail of 10.5% interest rate.

A 2-BR middle unit would pay-out this way:
20% Down Payment: P598,500.00
Reservation Fee: P 20,000.00
Net Down Payment: P578,500.00 payable in 36 months at P13,694.44/month

80% Balance: P2,394,000.00 upon turn-over of unit.
Amortized thru Pag-ibig at 11.5% for a period of choice from 1yr to 30 yrs, or
Lower the loan amount to P2,000,000 to avail of 10.5% interest rate.


Here's a little flexibility when one buys early:
You start paying in 2010 for 36 months,
Your payment should thus end on 2012 or early 2013.
Schedule of turn over of units is mid to end 2013.
You have about 6 months or more to raise funds to lower your loan amount to P2,000,000.00

WHY I LIKE THE PAG-IBIG SCHEME

This is just me, since I'm thinking of buying a 2-bedroom condo unit at Gilmore Tower myself.

I like the Pag-ibig pay scheme because for me, it's the most affordable and flexible of all three pay schemes.

Gilmore Tower is scheduled for completion and turn-over on 2013, mid-year or late 2013 doesn't matter much to me. It's the money I'm saving thru the Pag-Ibig pay scheme that matters to me.

Under "Scheme 3: Pag-Ibig" when I start paying for my unit in 2010 I have 36 months to pay the 20% down payment (DP).

This means when I finish paying for the DP sometime in early 2013 I have a few months breathing space before I start to apply for a Pag-Ibig loan. That's breathing space to raise funds lower my loan amount.

I probably have six to 12 months before the unit is turned over to me. Move-in logistics and schedule give first dibs to those who are fully paid and they list works down to 20% DP paid.

The six to 12 months gap is important. 80% balance on a 2BR unit costs around P2,400,000.00 which under Pag-Ibig would incur an 11.5% amortization rate. The six to 12 months gap will give me time to cover the P400,000.00 and thus lower my loan amount to P2,000,000.00 and my amortization rate to 10.5%. See previous blog.

That's the plan. Thank God I don't have to worry about fittings and furnitures.

TWO BEDROOM UNITS: pre-selling


The typical 2BR unit has a 2.5m high ground floor headroom and a loft with a 2.1m ceiling. Total floor area is 42sq.m.

The ground floor has a toilet&bath, kitchen, dining room and living room while the loft has another toilet&bath and two bedrooms.

Windows are located at living room, dining room and bedrooms, while aircon provitions are located in the living room and bedrooms.

Computing for a 2BR unit.

5% discount: P 157,500.00

Net Down Payment: P279,250.00 payable in 6 months at P46,541.67

20% Down Payment (2nd): P598,500.00 payable in 48 months at P12,468.75 per month starting on the 7th month (end of 10% down payment period).

70% Balance: P2,094,750.00 payable thru in-house financing at rates of:
5 yrs @ 15% int. = P49,833.96/mo
10 yrs @ 15% int. = P33,795.65/mo
15 yrs @ 15% int. = P29,317.85/mo

GILMORE TOWER: RESIDENTIAL FLOOR LAY-OUT



The typical layout of residential floors from 5th to 21st floors is seen above.

North Orientation points to unit 512. South points to unit 525. East points to unit 514. West points to unit 503.

Morning sun rises on units 512 to 524, while the sun sets on units on units 501 to 503 and 525 to 529.

WHY AMORTIZE AT AN INTEREST?

Amortization or borrowing with interest is a question of value of money.

How much is your money worth now? How much will it be worth in 5yrs, 10yrs, 15yrs, 20yrs, 25yrs or 30yrs?

If P20,000 today can buy 500 kilos of rice, how many kilos of rice can P20,000 buy after 5yrs, 10yrs, 15yrs, 20yrs, 25yrs or 30yrs?

If we factor in devaluation and inflation, does amortization reflect the devaluation of your money and inflation of goods you buy?

If we peg devaluation and inflation of P2,000,000.00 at an average of 4% per year and compare it against amortizing P2,000,000.00 at 10.5% over 5yrs, 10yrs, 15yrs, 20yrs, 25yrs and 30yrs we get the following:
